Liberty Home Guard Review (2026): Published Prices, a 365-Day Guarantee and a BBB D+

Verdict: Liberty Home Guard is the only company in our set that prints annual plan prices on its own site, backs repairs for a full year and sells in all 50 states. The reasons to hesitate are $500 caps on plumbing and electrical (half that in the first 100 days), a service fee you do not get to choose, and a BBB D+ that sits oddly beside a 4.4 Trustpilot score.

Updated October 30, 2026 · Facts verified October 30, 2026
What we like
  • Good fit: Appliance-focused coverage at a known annual price
  • Good fit: Owners who value a long workmanship guarantee and a $50 cancellation fee spelled out in the contract
Watch out for
  • Not for: Homes where plumbing and electrical failures are the main worry; those items cap at $500
  • Not for: Anyone who wants to pick a $75 or $100 service fee at signup

The short version

Liberty Home Guard sells three core plans and, since October 2026, a narrow HVAC-only plan. Appliance Guard covers nine appliances, Systems Guard covers six systems, and Total Home Guard combines them (Liberty Home Guard). Unlike every other company we track, Liberty publishes list prices: $549.99 a year for Appliance Guard, $599.99 for Systems Guard, $649.99 for Total Home Guard and $299.99 for HVAC Guard, each shown against a higher “normally” price (Liberty Home Guard bundles). It also posts a full sample service contract, which is where the limits live.

Those limits are the story. The contract caps most items at $2,000, but plumbing, electrical and add-ons at $500, and only $250 in the first 100 days after coverage starts (Liberty Home Guard sample policy). Facts below were verified October 30, 2026.

Plans and pricing (as of October 30, 2026)

The bundles page lists annual prices only: Appliance Guard $549.99 (normally $749.99), Systems Guard $599.99 ($799.99), Total Home Guard $649.99 ($849.99) and HVAC Guard $299.99 ($599.99), the last not offered in Hawaii or Alaska. The homepage advertises plans “starting at $1/day” and HVAC Guard at $29.99 a month. Divided by 12, Appliance Guard works out to $45.83 a month, which is the entry price in our comparison table.

Third-party quotes run higher. This Old House’s October 2026 averages were $57 for Appliance Guard, $63 for Systems Guard and $68 for Total Home Guard, with HVAC Guard too new to average (This Old House). NerdWallet’s June 2025 quotes ranged from $54.99 to $74.99 a month and, importantly, a $4.78-a-month administrative fee was added at checkout, about $60 a year that the list price does not show (NerdWallet). We could not confirm whether that fee still applies, so budget for it. Liberty offers month-to-month, one-year and multi-year terms, with higher caps on multi-year contracts, and says it locks rates at annual renewal.

What you get

Appliance Guard (9 items): clothes washer, clothes dryer, kitchen refrigerator, built-in microwave, dishwasher, garbage disposal, range/oven/cooktop, ceiling and exhaust fans, garage door opener.

Systems Guard (6 items): air conditioning, heating, ductwork, plumbing, electrical, water heater.

Total Home Guard: all 15. Liberty also lists more than 40 add-ons, from pool and spa equipment to re-keying, well pumps and limited roof-leak protection, which This Old House counts as the broadest add-on menu in the category. A site pop-up at the time of our check advertised “$300 OFF + 2 FREE Bonus Months + FREE Limited Roof Leak Protection” without stating terms.

Exclusions in the contract and reviews include improper installation or sizing, insufficient maintenance, rust, corrosion and sediment, cosmetic damage, recalls, and wall damage from reaching plumbing or electrical items. Home electronics and roof leaks are not in the base plans.

The limits, from the sample policy

Section H of the annual contract reads: “Diagnosis and repair/replacement of all Covered Items is limited to $2,000 per Covered Item,” then lowers that to $500 for the items in Sections D.4 (plumbing), D.5 (electrical) and G (optional add-ons) on annual or monthly agreements, and to $250 for those same items “within 100 days of the Effective Date.” Labor, installation, removal, disposal and haul-away are “limited to $150 across all Covered Items,” refrigerant is $20 per pound, and the limits reset every 365 days (Liberty Home Guard sample policy). Appliances and HVAC sit under the $2,000 line. NerdWallet reports the plumbing cap rises to $750 and the labor allowance to $450 on multi-year contracts.

For context, Choice pays $3,000 per item, American Home Shield $5,000 per HVAC system with no cap on most plumbing and electrical, and First American sets no dollar cap on systems at all. A $500 plumbing cap will cover a faucet or a garbage disposal; it will not cover a water heater installed by a plumber, which Liberty treats as a system under the $2,000 cap but whose $150 labor allowance can still leave you short.

Fees and fine print

  • Service fee: $65 to $125 per claim, and Liberty assigns it after enrollment rather than letting you pick (This Old House). The sample contract shows the “PER CLAIM FEE” as a placeholder; NerdWallet saw $70 to $125.
  • Waiting period: A 30-day “agreement holding period” before the effective date; the contract does not use the words waiting period.
  • Workmanship guarantee: 365 days on most repairs and 100 days on plumbing and electrical, per the site and This Old House; the guarantee is not spelled out in the sample policy text we read.
  • Cancellation: “You may cancel this Agreement for any reason at any time.” Within 30 days of the effective date you get the full price back “less a cancellation fee of $50 and the cost of any claims paid”; after 30 days, a prorated refund by months remaining, less the same $50 and claims paid. BBB reviewers describe difficulty obtaining prorated refunds in practice.

Coverage area

All 50 states plus Washington, D.C. per NerdWallet, This Old House and ConsumerAffairs; HVAC Guard is excluded in Alaska and Hawaii. Liberty is one of only two companies in our set with 50-state reach (Select Home Warranty claims 46 or 47; First American 36).

Reputation and complaints

Review sites like Liberty; the BBB does not. Trustpilot shows a 4.4 TrustScore from 6,184 reviews on a claimed profile, 88 percent of them five-star, with 950 reviews in the last 12 months (Trustpilot). ConsumerAffairs shows 4.5 from 2,109 (ConsumerAffairs). NerdWallet cautions that many of the five-star Trustpilot reviews come from contracted technicians and repair companies rather than customers, and notes Liberty has persuaded some negative reviewers to raise their ratings.

The BBB profile in Robbinsville, New Jersey, is “NOT BBB Accredited,” though its customer reviews average 4.2 from 1,714 (BBB); This Old House reports the letter grade as D+. BBB grades weigh complaint handling and advertising practices rather than star ratings, which explains the gap. Complaint themes in NerdWallet’s review: little urgency on repairs, missed or canceled technician appointments, transfers between departments and callbacks that never came. We found no regulatory action in the last three years in the sources reviewed.

How it compares

Against American Home Shield, Liberty wins on published pricing, the 365-day guarantee and 50-state reach, and loses badly on limits ($2,000 versus $5,000 per HVAC system, $500 versus uncapped plumbing and electrical). Against Choice, Liberty’s contract is friendlier ($50 cancellation fee, 365-day guarantee) but its caps are lower on every item and its BBB grade is worse. Against Select, which also caps plumbing and electrical at $500, Liberty caps appliances at $2,000 instead of $500 and has far better review scores. Our ranking page scores all six on the same criteria.

Who should pick it

  • Owners whose main exposure is appliances: Appliance Guard at $549.99 a year with $2,000 per item is a clear, priced product.
  • Anyone who has been burned by a 30-day repair guarantee; a year of coverage on completed work is the longest we found.
  • Homes in states the others skip.
  • Not the pick for older plumbing or electrical systems, or if you want to choose your service fee. Read Section H before buying.
